Often a strong fit

  • Entry, pilot, or interim phase (often about 6–24 months)
  • Uncertain headcount or fast scaling
  • Project teams, satellites, or cross-border setups
  • Need to occupy quickly without major fit-out spend

Question the default

  • Stable long-term occupancy with strict unit-cost targets
  • Heavy branding, compliance, or bespoke build requirements
  • Large floorplates where conventional economics may win
  • Exit flexibility is essential but poorly defined in the terms

If several of the caution points apply, compare serviced packages against managed or conventional options on total cost and exit language — not headline fee alone.
